Do you require a Gas Safety Landlord Certificate Medway based engineer?

Are you a landlord? If so, you’ll know that you are responsible for the safety of your tenants. You’ll also be aware that having a gas safety landlord certificate for each of your properties is a legal requirement. Gas safety certificates also need to be carried out and renewed every 12 months.

So do you require a Gas Safety Landlord Certificate Medway based engineer? We charge in the region of £60 for a gas certificate for a boiler. Should you require a boiler and a cooker in the same property, this will be priced in the region of £70. Should the same property require a gas fire, this will be an additional £20 per gas fire.

For example, if a property had a boiler + gas cooker + two gas fires:

The price would be £70 (cooker & boiler) + £20 (gas fire) + £20 (gas fire) = £110 for all.

WHY LANDLORDS ARE OBLIGATED TO HAVE A CP12 CARRIED OUT

Landlords are obligated by UK law to have all gas appliances tested and certified prior to letting the property. It is the landlords responsibility to fully ensure their tenants are kept safe and are protected against gas related safety incidents.

Landlords must therefore ensure that all gas appliances are working correctly and safely.

A Gas Safe Registered engineer will fully check the boiler, gas appliances, the gas supply and flues. Should any of the gas checks not meet compliance, the engineer will advise of this. There is no obligation for the engineer to carry out any further work at the property in this instance.

Should all gas checks come back satisfactory, the gas engineer will issue you with a Landlord CP12 Gas Safety Certificate.

As a homeowner you will want to have peace of mind that the gas appliances in your home are working correctly. Having your chimney, gas pipes, gas cooker, boiler and gas fire checked could save yours or a loved ones life.

One of our Gas Safe Registered engineers will carry out full inspections. They will then issue you with a CP12 certificate. This is a detailed Homeowner’s Gas Safety report, which will fully highlight the checks carried out.

Any issues with your gas checks will be fully discussed with the engineer during the site visit. Should work be required to ensure the safety of your gas appliances, the engineer will fully advise of this. There is no obligation for our engineer to carry out any further work at the property.
